We were dropped off at Hondros restaurant, 150 yards walk to hotel.
Everything you could want or need is provided by the owners, Washer, Dryer, Cooker, Fridge/Freezer, Toaster, Cutlery, Pots Pans, you name it, been coming to Cyprus and Greece for 20 years and this place knocks the others out of the park!
Brilliant location, open your curtains onto balcony and wonderful sea view right there in front of you, even two loungers provided, and all of the above items in excellent condition, bathroom great good shower, beds comfy, really clean with cleaning lady in most days, around  and round and about there are shops and restaurants aplenty, buses to other parts, 
We'd stay here in a heartbeat again, it was so good.

Superb self catering apartments in ideal location

Just the most wonderful superior sea view studio we have ever stayed in! Overlooking the promenade out to sea , large balcony that you’ll not want to leave. Comfortable firm beds perfect for us. Really spacious with a full kitchen that had everything. I can’t praise and thank Maria and assistant enough for cleaning which was done most days leaving it spotless. The whole accommodation far exceeded our expectations and we hope to return. Thank you for a wonderful stay.

SUPERIOR SEA VIEW STUDIO!!!

Very comfortable, well equipped and conveniently located for bars, shops and supermarket.  Owners very helpful and housekeeping attended almost every day keeping the flat clean and tidy.
Paying the little extra for the superior room with full sea view was well worth it.

Great stay at Paphinia Seaview Apartments

The location is perfect for me.Centre of Paphos with everything within easy reach.We have stayed in a sea facing room and a side sea view room ,which we preferred.Huge balcony where you can escape the sun if you need to.
Well equipped kitchen complete with washer and dryer so return home with clean clothes.
No noise at night despite being central.Lovely staff .
We had a problem with the patio door not locking properly and was sorted immediately.Able to keep room on last day at extra cost but well worth it.
Have already booked to return later in the year.

Location perfect.

We selected the apartments based on their location.  We had also read many of the good reviews on TripAdvisor; looked at some of the bad ones too and the responses from the management.

Having returned home after our holiday, I have reread the bad reviews and I can now see a lot of truth in those reviews (and see Trump-level revisionism and “alternative truths” from the owners).  To be clear, we have photographic and video evidence to support all our comments.  We were moved from one apartment to a second (larger) one because of the disturbance.  This review covers both units.

Overall, the apartments are tired and in need of tlc.

We booked through Jet2 and spoke (in person) with the lady we were told was the manager and a man who clearly was not.  Dealing first with the likely response from Paphinia: we are not “trolls”, “sad losers”, or “liars”, we were nothing but polite, and have no axe to grind.  We simply had a bad experience and think prospective guests should have a bit of background.  We do not care about any awards the place might have won and wish the place well for the future.  We would like to say that the apartments were very clean - a credit to the cleaners (same can’t be said for the crockery, cutlery, utensils, and certainly not the oven).  Mind you, there was cleaning equipment stored on each staircase.

The Jet2 staff assisted in getting us a move to a second apartment but unfortunately the owner required us to pay an “upgrade” fee - despite the fact that the noise problems we experienced were almost entirely within their control.  Despite the rep assuring us that there was no conversation about a fee to change rooms, the hotel insisted.  That we were given a discount on the fee they wanted to charge us is no comfort.

The directions to the entrance weren’t great.  I’m not sure if these are issued by the hotel or the holiday company but they weren’t great. I suggest using what3words.

As others have said, the entrance to the apartments is poor.  It is at the rear of the apartments, the road along the back isn’t well made and is very rough.  The businesses below the apartments use their back door area for smoke breaks, meal breaks, and generally move stock etc.  The open doors from the food outlets do allow smells to rise. The cupboards under the stairwells also act as the cellars for the bars so there is the usual associated noise.

Neither of the apartments we used had Yale locks: they were of a similar style but definitely not Yale.  The doors were ill fitting and the gaps underneath were quite large; certainly not watertight!

The biggest problem we had I think was the noise.  The noise from the bar immediately below our apartment was loud and banging and carried on well into the early hours of the morning.  Not a problem if you are in the bar but if you are trying to sleep not so good.  Then on our second night the people upstairs decided to rearrange the furniture all night without lifting anything. The tiled floors throughout are nice (although not wholly intact) but they do make for easy noise transfer.  There were clearly no felt or rubber pads under the furniture.  The constant scraping of furniture on the tiled floors was unbearable.  All it really needs is pads of some kind under the feet.

The kitchen had a random selection of crockery, cutlery, and utensils.  Not what I’d call well stocked at all.  Contrary to the comments of others there was nothing wrong with the fridge/freezer.  The flats had tumble driers and washing machines too.  Mind you - no washing powder or capsules or anything.  The hob on one flat didn’t work properly either - only some of the rings came on at any time.

The kitchens also boasted a fire blanket and extinguisher.  The only problem was that they were fixed to the wall about 2m high!  Not great having to fetch a chair to reach them if there was a fire.

The shower rooms had no windows but had extractor fans.  These sounded like the planes taking off at the airport.  Nobody slept if anyone went to the bathroom at night. The taps were not fully fixed in place and the sink tap couldn’t be turned full on because the tap hit the shelf.  The shower in one apartment leaked and soaked the floor.

Just silly things but the ceilings had been repaired - badly.  The artex (or whatever) wasn’t well repaired and the ceilings might not have been repainted afterwards.  The locks on patio doors were not good and had to be repaired, and there were some very weird marks on the wall. The towels were threadbare and had bleach marks or something on them (we got replacements). The curtain ends were hanging off and they were faded.

Nice, but know what you are getting.  We won't recommend it and certainly won't return.
